FIJI COMMERCIAL PROPERTY
Plus Taveuni Ocean Sports
Tropical rainforests with rare native birds and spectacular waterfalls, pristine beaches and world-class coral reefs await you at Nakia Resort & Dive, Limited and its wholly-owned dive business, Taveuni Ocean Sports (TOS).
Intimate and family-owned, Nakia is the only eco resort on Taveuni Island with a 12-meter fresh-water swimming pool and family-friendly, diving, snorkeling, and adventure programs.
The resort and dive companies are perfectly located in an undeveloped area along the northwest portion of Taveuni’s coastal road, eight kilometers south of Matei airport and four kilometers north of the small commercial center of Naqara. TOS’ main dive shop is located on the shore at Vatulaga Point, about 400 meters (1/4 mile) south of Nakia. A secondary dive shop is located in Matei, near other resorts and the airport.
This is the first time, since construction in 2003, that the businesses have been offered for sale, presenting a unique opportunity for the right investor. All buildings and facilities are less than 12 years old, and all equipment has been replaced as needed to maintain the highest standards. Both businesses are thriving and profitable; resort and dive shop staff are the best on Taveuni; and there are a substantial number of repeat guests and divers.
Nakia Resort has five buildings for resort guests, surrounding Nakia’s 12-meter fresh-water swimming pool. All are located on freehold land:
one 2-bedroom/2-bath family bure, with two kings, a queen, and a double bed, renting for US$450 per night plus Fiji’s local 9% tax
three 1-bedroom/1-bath bures, each with a queen and single bed. Two bures rent for US$245 per night plus tax, while the bure with the best view rents for US$270 per night plus tax, and
a 150-square meter (1600-square foot) commercial kitchen/office building with a 40-seat outdoor, covered dining area overlooking the resort’s swimming pool and the Somosomo Strait.
Set apart from the guest area, is the 165-square meter (1800-square foot) 2-bedroom/2-bath home. It is the owner's residence, but it could be rented at a market price of US$600 – 700 per night plus tax.
On an adjacent eight-acre parcel, leased from the iTaukei Land Trust Board (TLTB), the NGO responsible for leasing communally-owned native land, are:
a 30-square meter (323-square foot) farm building
a 25-square meter (270-square foot) storage/tool building and
a 15-square meter (160-square foot) hydro-electric turbine and generator shed.
Taveuni Ocean Sports has two dive shops on the shore. The main dive shop is on leased land on the shore at Vatulaga Point, about 400 meters (1/4 mile) south of Nakia. At 50-square meters (540-square feet), this shop is fully-equipped with complete scuba gear for 30 divers and snorkeling gear for 20. TOS owns three custom-made aluminum dive boats.
